MHADA Kicks Off Sale Of 118 Flats In Mumbai: Check Price, Location & First-Come, First-Served Rule

The Maharashtra Housing and Area Development Authority (MHADA) has begun the online sale of 118 flats in Mumbai under a First-Come, First-Served (FCFS) scheme. The application process opened at 11 am on February 17 on MHADA’s official website.
These homes were earlier part of lottery schemes but remained unsold. They are now being offered directly to buyers who apply first and complete the required steps.
The flats are located in several parts of the city, including Kandivali, Charkop, Shimpoli, Antop Hill, Wadala, Powai, Malad, Mankhurd, Ghatkopar, Vikhroli, Byculla, Tardeo, Lower Parel, Sion, Juhu and Andheri. Reportedly, the most expensive flat is in Tardeo and costs over Rs 8 crore, while the cheapest is priced at Rs 38 lakh.
MHADA had earlier said the sale would begin on February 5, but it was delayed due to a technical issue. The authority had planned to sell 120 flats, but the final number has been reduced to 118.
Online Process And Payment Rules Explained
MHADA said that from March 4, this year, applicants will be able to submit their online forms, pay the security deposit and application fee, and select their preferred flat. Once a flat is selected, the buyer must pay 10 per cent of the total cost within 48 hours.
Those planning to take a home loan must upload a pre-sanction letter from their bank or financial institution through their login ID. After this, MHADA will issue a No Objection Certificate (NOC) in the bank’s name. The allotment and possession letters will be given only after full payment of the flat cost and stamp duty.
Eligibility Criteria Applicants Must Follow
To apply, a person must be at least 18 years old and an Indian citizen. A Maharashtra Domicile Certificate is also required. The certificate must have been issued after January 2018 and should include a barcode.
If the applicant is single, their Aadhaar card and PAN card are needed. If married, the spouse’s Aadhaar and PAN details must be provided. In case of divorce, a certified copy of the court’s final judgment is required. If an appeal has been filed, its copy must also be submitted. Possession of the flat will not be given without the final judgment copy.
