Affordable Housing Lottery Launches for 50 Commercial Street in Greenpoint, Brooklyn – New York YIMBY

The affordable housing lottery has launched for 50 Commercial Street, a nine-story mixed-use building in Greenpoint, Brooklyn. Designed by T.F. Cusanelli and Filletti Architects and developed by Nicholas Manetta, founder of Rimani Realty, LLC, the structure yields 27 residences. Available on NYC Housing Connect are ten units for residents at 80 to 130 percent of the area median income (AMI), ranging in eligible income from $74,778 to $227,500.
Each residence features a spacious layout, complete with an in-unit washer and dryer and a private balcony. Amenities include a garage, gym, spa, yoga/dance studio, recreational room, bike storage, lockers, and a rooftop terrace. Tenants are responsible for electricity, which includes stove, heat, and hot water.
At 80 percent of the AMI, there are two one-bedrooms with a monthly rent of $1,929 for incomes ranging from $74,778 to $116,640, and four two-bedrooms with a monthly rent of $2,247 for incomes ranging from $90,618 to $140,000.
At 130 percent of the AMI, there are three one-bedrooms with a monthly rent of $3,595 for incomes ranging from $131,898 to $189,540, and one two-bedroom with a monthly rent of $4,244 for incomes ranging from $159,086 to $227,500.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than May 14, 2026.
