Pune Homebuyers Get Another Chance to Buy a House as MHADA Opens 4,462 Homes From ₹11 Lakh

Pune, August 25, 2026: Buying a home in Pune can be difficult for middle- and lower-income families because of rising property prices. But thousands of homebuyers now have a government-backed housing opportunity, with the Maharashtra Housing and Area Development Authority (MHADA) Pune Board putting 4,462 homes up for sale through a computerised lottery.

The homes are spread across Pune Municipal Corporation (PMC) and Pimpri-Chinchwad Municipal Corporation (PCMC) areas, with prices ranging from ₹11 lakh to ₹64 lakh. For eligible families looking for an affordable home, the lottery could offer an opportunity to purchase a property at a price point that may be difficult to find in the open market.

Where Can You Buy a MHADA Home in Pune?

The 4,462 homes are located across several parts of Pune and Pimpri-Chinchwad.

Some of the Pune locations include Manjari Khurd, Mhalunge, Bhugaon, Dhanori, Warje, Katraj, Hadapsar, Pashan, Kharadi, Baner, Dhayari, Lohegaon, Bibwewadi, Mundhwa, Undri, Wadgaon, Bavdhan and Kondhwa Khurd.

In the Pimpri-Chinchwad region, homes are available in areas including Moshi, Kiwale, Dudulgaon, Tathawade, Wakad, Chikhali, Ravet, Punawale, Balewadi, Rahatani, Vadmukhwadi, Manurdi, Pimple Saudagar and Pimple Gurav.

This wide geographical spread gives applicants the opportunity to consider locations based on their workplace, family requirements and budget.

Who Can Apply for the MHADA Lottery?

The current lottery includes homes for Economically Weaker Section (EWS) and Low Income Group (LIG) applicants.

For EWS applicants, annual family income should be up to ₹6 lakh.

For LIG applicants, annual family income should be up to ₹9 lakh.

Importantly, the combined income of the husband and wife will be considered when determining eligibility.

Applicants must provide income proof covering the period from August 1, 2025 to March 31, 2026. This can include an Income Tax Return or an income certificate issued by the tehsildar, as applicable.

Homes Start From ₹11 Lakh

The biggest attraction for budget-conscious homebuyers is the price range.

The MHADA Pune Board homes are priced between ₹11 lakh and ₹64 lakh, depending on the property and category.

For families struggling to enter Pune’s property market, this government housing lottery could provide an alternative to purchasing a similarly priced home through the private market.

However, applicants should not look only at the headline price. Before applying, they should check the exact location, carpet area, project status, possession details, applicable charges and total cost of the selected property.

What Should Homebuyers Check Before Applying?

Winning the lottery does not mean that buyers should stop evaluating the property.

Before committing funds, applicants should carefully check:

  • Exact property location
  • Carpet area of the home
  • Total purchase cost
  • Applicable taxes and charges
  • Possession status
  • Connectivity and public transport
  • Nearby schools, hospitals and markets
  • Maintenance and other recurring costs
  • Loan eligibility and monthly EMI burden

Why This MHADA Lottery Matters for Pune Homebuyers

Pune and Pimpri-Chinchwad have expanded rapidly, but affordable housing remains a major concern for families entering the property market.

The 4,462-home MHADA lottery is significant because it brings government-backed housing options to multiple established and developing areas of the Pune region.

For eligible EWS and LIG families, the key opportunity is not simply getting a cheaper house. It is getting a chance to enter the formal property market with a government housing authority while choosing from projects spread across Pune and PCMC.

Grihik Property Takeaway

For a homebuyer, ₹11 lakh may sound affordable, but the real question is whether the complete cost of owning the house fits the family’s budget.

Applicants should compare the MHADA property’s total cost, location, commute, amenities and future expenses before making a decision. A low entry price is useful only when the home also works financially and practically for the family.

With applications open until September 15 and the lottery scheduled for October 13, eligible Pune and Pimpri-Chinchwad families now have a clear window to apply.
