Housing lottery underway for 50 units in Jackson Heights, rent starts at $2,500 – QNS

New York City has launched a housing lottery for 50 units at 34-20 Junction Blvd. in Jackson Heights.

The mixed-use building features 164 total units, of which 114 are at market rate. All 50 units set aside in the housing lottery are intended for those earning 130% of the area median income and with an asset limit of $210,600.

Studios account for 18 of the units set aside in the housing lottery. The rent for one of these units is $2,500 a month. No more than two people can live in one of these units, and they must combine to earn $91,475-$168,480 a year.

There are another 23 one-bedroom units available in the housing lottery. The monthly rent is $2,823. Up to three people can reside in one of these units, as long as they combine for an annual income that ranges from $103,372-$189,540.

The last nine apartments in the housing lottery are two-bedroom units. These units cost $3,600 a month in rent and can fit households of up to five people. The required annual household income for one of these units is $132,275-$227,500.

Each unit at 34-20 Junction Blvd. has washers, dryers, dishwashers, energy-efficient appliances, air conditioning, hardwood floors and high-end kitchen appliances, countertops and finishes. Residents are allowed to have up to two pets per unit, as long as they each weigh less than 40 pounds. Hot water is included in the cost of rent. Tenants will be responsible for the stove and heat.

Other notable amenities available to residents of 34-20 Junction Blvd. include garages, bike storage lockers, a fully equipped gymnasium, a lounge, a media room, a recreation room, a co-working space, a shared laundry room, an outdoor rooftop terrace with a sun deck, barbeque grills and a prep kitchen, storage, security cameras, a recycling center, an elevator, an accessible entrance, a dog washing station and a green space. Additional fees apply for the garage, gym, lounge, media room, recreation room, co-working space and rooftop terrace, including its sun deck, barbeque grills and kitchen. There is also nearby parks, including dog parks, as well as restaurants and shops. Smoking is not allowed on the property.

There are jogging/walking/bike paths near the property, including in several outdoor areas. Among the outdoor areas close to the property are the Junction Playground and the Northern Playground. Multiple schools are within close proximity to the property as well, including P.S. 92 The Harry T. Stewart Sr. School, P.S. 149 Christa McAuliffe and P.S. 280Q Home of the Lionhearts. Bus stops can be found nearby for the Q49, Q63, Q66 and Q72 lines.
