Housing Lottery Launches for 165 Willoughby Street in Fort Greene, Brooklyn – New York YIMBY

The affordable housing lottery has launched for 165 Willoughby Street, a 27-story residential building in Fort Greene, Brooklyn. Designed by J Frankl Architects and developed by The Jay Group, the structure yields 430 residences. Available on NYC Housing Connect are 20 units for residents at 80 percent of the area median income (AMI), ranging in eligible income from $75,669 to $140,000.
Residences are equipped with washers and dryers, air conditioning, smart heating and cooling controls, dishwashers, and name-brand kitchen appliances, countertops, and finishes. Amenities include an indoor rock climbing wall, lounge area, a media and VR room, a game room, a business center, spa and pool, and a rooftop terrace. Tenants are responsible for electricity, including stove and heat.
At 80 percent of the AMI, there are five studios with a monthly rent of $2,063 for incomes ranging from $75,669 to $103,680, and 15 two-bedrooms with a monthly rent of $2,616 for incomes ranging from $97,235 to $140,000.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than June 29, 2026.
