Housing Lottery Launches for 50-25 Barnett Avenue in Sunnyside, Queens – New York YIMBY

The affordable housing lottery has launched for 50-25 Barnett Avenue, an eight-story mixed-use building in Sunnyside, Queens. Designed by MHG Architects and developed by Phipps Houses, the structure yields 185 residences. Available on NYC Housing Connect are 146 units for residents at 30 to 80 percent of the area median income (AMI), ranging in eligible income from $22,492 to $160,720.
Amenities include pet-friendly policies, a shared laundry room, recreation room, children’s playroom, package lockers, concierge, green space, and an on-site resident manager. Residences are equipped with dishwashers, air conditioning, and high-speed internet. Tenants are responsible for electricity, including stove.
At 30 percent of the AMI, there are two studios with a monthly rent of $545 for incomes ranging from $22,492 to $38,880; eight one-bedrooms with a monthly rent of $693 for incomes ranging from $28,080 to $43,740; six two-bedrooms with a monthly rent of $814 for incomes ranging from $33,635 to $52,500; and two three-bedrooms with a monthly rent of $925 for incomes ranging from $38,880 to $60,270.
At 50 percent of the AMI, there are three studios with a monthly rent of $1,031 for incomes ranging from $39,155 to $64,800; 17 one-bedrooms with a monthly rent of $1,300 for incomes ranging from $48,892 to $72,900; 12 two-bedrooms with a monthly rent of $1,543 for incomes ranging from $58,629 to $87,500; and four three-bedrooms with a monthly rent of $1,767 for incomes ranging from $67,749 to $100,450.
At 80 percent of the AMI, there are ten studios with a monthly rent of $1,760 for incomes ranging from $64,149 to $103,680; 47 one-bedrooms with a monthly rent of $2,211 for incomes ranging from $80,126 to $116,640; 27 two-bedrooms with a monthly rent of $2,636 for incomes ranging from $96,103 to $140,000; and eight three-bedrooms with a monthly rent of $3,031 for incomes ranging from $111,086 to $160,720.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than June 8, 2026.
