Housing Lottery Launches for Park Towers HDFC at 644 Riverside Drive in Hamilton Heights, Manhattan – New York YIMBY

The affordable housing lottery has launched for Park Towers HDFC, a 12-story residential building at 644 Riverside Drive in Hamilton Heights, Manhattan. Originally built in 1914, the prewar building was fully renovated including a new roof, façade work, windows, and yields 93 residences. Available on NYC Housing Connect are 24 units for purchase at 120 percent of the area median income (AMI), ranging in eligible income from $70,462 to $317,520. Eligible buyers must have at least 10 percent down.

Residences feature hardwood floors and new stainless-steel appliances. Amenities include card-operated laundry, and maintenance covers water and heat. Tenants are responsible for electricity and cooking gas.

At 120 percent of the AMI, there are nine one-bedrooms with an estimated sales price of $100,794 for incomes ranging from $70,462 to $183,240; nine two-bedrooms with an estimated sales price of $112,486 for incomes ranging from $80,802 to $219,840; two three-bedrooms with an estimated sales price of $124,178 for incomes ranging from $91,141 to $252,480; three four-bedrooms with an estimated sales price of $138,793 for incomes ranging from $103,723 to $285,000; and one five-bedroom with an estimated sales price of $156,331 for incomes ranging from $118,582 to $317,520.

Each buyer must occupy the cooperative as their primary residence. Any prospective applicant who currently owns or previously has purchased a residential property is ineligible. Applications must be postmarked or submitted online no later than May 26, 2026.
