Housing Lottery Launches for 121-123 West 144th Street and 103-109 West 141st Street in Harlem, Manhattan – New York YIMBY

The affordable housing lottery has launched for West Harlem Renaissance, two pre-war residential buildings located at 121-123 West 144th Street and 103-109 West 141st Street, in Harlem, Manhattan. Built in 1910, 121-123 West 144th Street is a five-story structure with 30 units and six-story 103-109 West 141st Street was built in 1920 with 42 units. Available on NYC Housing Connect are 44 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $3,806 to $129,600.
Residences are equipped with modern finishes, spacious layouts, and new energy-efficient appliances, fixtures, and new doors and windows. Tenants are responsible for electricity including stove.
At 40 percent of the AMI, there are two studios with a monthly rent equivalent to 30 percent of their incomes for incomes ranging from $0 to $51,840; one three-bedroom with a monthly rent of $1,346 for incomes ranging from $53,315 to $80,360; and one three-bedroom with a monthly rent equivalent to 30 percent of their incomes for incomes ranging from $0 to $80,360.
At 50 percent of the AMI, there is one studio with a monthly rent equivalent to 30 percent of their incomes for incomes ranging from $72,000 to $124,150; three one-bedrooms with a monthly rent equivalent to 30 percent of their incomes for incomes ranging from $76,149 to $139,620; and four three-bedrooms with a monthly rent of $2,705 for incomes ranging from $92,743 to $167,570.
At 60 percent of the AMI, there are five studios with a monthly rent of $1,409 for incomes ranging from $52,115 to $77,760; 13 one-bedrooms with a monthly rent of $1,509 for incomes ranging from $56,058 to $87,480; and 12 two-bedrooms with a monthly rent of $2,092 for incomes ranging from $78,892 to $120,540.
At 100 percent of the AMI, there are two studios with a monthly rent of $1,978 for incomes ranging from $71,623 to $129,600.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than May 28, 2026.
