Housing Lottery Launches for The Doria at 34-16 38th Street in Astoria, Queens – New York YIMBY

The affordable housing lottery has launched for The Doria, a nine-story residential building at 34-16 38th Street in Astoria, Queens. Designed by S. Wieder Architect and developed by Elmord, the structure yields 89 residences. Available on NYC Housing Connect are 23 units for residents at 40 to 80 percent of the area median income (AMI), ranging in eligible income from $50,229 to $146,560.
Amenities include a dog park, garage, gym, yoga and dance studio, business center, coworking space, common area Wi-Fi, and barbecue grills and prep kitchen. Residences have washers and dryers, intercoms, air conditioning, energy-efficient appliances, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity, including stove, hot water, and heat.
At 40 percent of the AMI, there are eight two-bedrooms with a monthly rent of $1,069 for incomes ranging from $50,229 to $73,280.
At 60 percent of the AMI, there are four two-bedrooms with a monthly rent of $1,798 for incomes ranging from $75,223 to $109,920.
At 80 percent of the AMI, there are nine one-bedrooms with a monthly rent of $2,182 for incomes ranging from $83,452 to $122,160, and two two-bedrooms with a monthly rent of $2,527 for incomes ranging from $100,218 to $146,560.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than June 9, 2026.
