The Mumbai Board of the Maharashtra Housing and Area Development Authority (MHADA) has commenced the online registration and application process for its computerised lottery on March 30, offering 2,640 flats across multiple housing projects in Mumbai.
The initiative was officially launched at a ‘Go Live’ event by MHADA’s Vice President and Chief Executive Officer, Sanjeev Jayswal, marking the beginning of this year’s housing lottery process.

The flats are located in several prominent areas across the city, including
- Kannamwar Nagar-Vikhroli
- Patra Chawl (Siddharth Nagar)-Goregaon
- Old Magathane-Borivali
- Gorai-Borivali
- Subhash Nagar-Chembur
- Gandhinagar-Bandra
- Pantnagar-Ghatkopar
- Girgaon
- Wadala
- Kopri-Powai
- Mazgaon
- Tunga Powai
- Lokmanya Nagar-Dadar
- Pahadi Goregaon
- Antop Hill-Wadala, and more.
In total, the lottery covers 97 different housing projects, offering a wide range of residential options across Mumbai.
Pricing And Condition Of Flats
The pricing of the flats has been determined in accordance with MHADA’s existing policies. All units are being offered on an ‘as is’ basis. However, MHADA has assured that any necessary repairs or rectifications will be carried out before handing over possession.
Additionally, any pending property taxes or maintenance dues associated with the flats will be cleared by MHADA prior to possession being granted to successful applicants.
Fully Online And Transparent Application Process
Applicants can participate in the lottery through MHADA’s official website or via the IHLMS 2.0 (Integrated MHADA Housing Lottery Management System) mobile application.
The entire process, including registration, document submission, eligibility verification, application filing, payment of deposits, and final payment in case of allotment, has been made completely online. As a result, applicants are not required to visit any MHADA office at any stage.
This system is designed to be transparent, faceless, and technology-driven, with regular updates to ensure efficiency and fairness.

Documents And Requirements For Application
To apply, applicants must have a mobile number linked to their Aadhaar and a valid email ID. The following documents are required for registration and eligibility verification:
- Aadhaar card
- PAN card
- Domicile certificate proving at least 15 years of continuous residence in Maharashtra within the last 20 years
- Proof of income for the period April 1, 2024 to March 31, 2025 (Income Tax Return or certificate issued by a Tehsildar)
Site Visits And Additional Support For Applicants
Applicants will also have the opportunity to visit the flats before applying. To facilitate this, MHADA will upload Google location details for all project sites on its official website and mobile application.
Furthermore, contact details of staff at each site will be made available within 2-3 days, as directed by Vice President and CEO Sanjeev Jayswal, enabling prospective buyers to seek assistance and inspect properties conveniently.
Sanjeev Jayswal expressed confidence that this year’s lottery will receive an enthusiastic response, similar to previous editions, reflecting continued public interest in affordable housing opportunities offered by MHADA.
