Affordable Housing Lottery Launches for Astoria Cove Phase 1(A) in Astoria, Queens – New York YIMBY

The affordable housing lottery has launched for Astoria Cove Phase 1(A), a pair of 26-story and seven-story residential buildings at 4-34 26th Avenue and 4-42 26th Avenue in Astoria, Queens. Designed by JFANYC and Fogarty Finger and developed by KS Group and Alma Realty, the structure yields 731 residences. Available on NYC Housing Connect are 75 units for residents at 80 to 130 percent of the area median income (AMI), ranging in eligible income from $77,829 to $227,500.
Amenities include a recreational room, game room, gym, spa, yoga and dance studio, business center, rooftop and outdoor terrace, package lockers, storage, bike storage lockers, and covered parking with electric vehicle charging stations. Tenants are responsible for electricity, including stove and heat.
At 80 percent of the AMI, there are 12 studios with a monthly rent of $2,126 for incomes ranging from $77,829 to $103,680; 15 one-bedrooms with a monthly rent of $2,266 for incomes ranging from $83,315 to $116,640; and 18 two-bedrooms with a monthly rent of $2,696 for incomes ranging from $99,978 to $140,000.
At 125 percent of the AMI, there are nine two-bedrooms with a monthly rent of $3,600 for incomes ranging from $130,972 to $218,750.
At 130 percent of the AMI, there are three studios with a monthly rent of $3,384 for incomes ranging from $120,960 to $168,480; 13 one-bedrooms with a monthly rent of $3,518 for incomes ranging from $126,240 to $189,540; and five two-bedrooms with a monthly rent of $3,600 for incomes ranging from $130,972 to $227,500.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than June 2, 2026.
