Housing Lottery Launches for 89-61 162nd Street in Jamaica, Queens – New York YIMBY

The affordable housing lottery has launched for 89-61 162nd Street, a 12-story mixed-use building in Jamaica, Queens. Designed by JFA Architects & Engineers DPC and developed by Ami Weinstock, the structure yields 89 residences. Available on NYC Housing Connect are 18 units for residents at 60 to 100 percent of the area median income (AMI), ranging in eligible income from $62,572 to $175,000.
Amenities include an elevator, bike storage, a shared laundry room, and an outdoor terrace. Tenants are responsible for electricity, including stove and heat.
At 60 percent of the AMI, there are six one-bedrooms with a monthly rent of $1,609 for incomes ranging from $62,572 to $87,480, and eight two-bedrooms with a monthly rent of $1,908 for incomes ranging from $75,052 to $105,000.
At 100 percent of the AMI, there are three one-bedrooms with a monthly rent of $2,787 for incomes ranging from $102,960 to $145,800, and one two-bedroom with a monthly rent of $3,323 for incomes ranging from $123,566 to $175,000.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than April 1, 2026.
