The affordable housing lottery has launched for Clermont Area HDFC, a seven-story residential building at 389 Clinton Avenue in Clinton Hill, Brooklyn. Originally built in 1930, the prewar building yields 41 residences. Available on NYC Housing Connect is a waiting list to fill one vacant unit for purchase at 120 percent of the area median income (AMI), ranging in eligible income from $85,000 to $285,000. Eligible buyers must put at least 10 percent down.
Residences feature hardwood floors and energy-efficient appliances. Amenities include elevator, common area Wi-Fi, shared laundry room, outdoor areas, and an on-site resident manager.
At 120 percent of the AMI, there are 21 one-bedrooms with an estimated sales price of $635,219 for incomes ranging from $85,000 to $183,240; seven two-bedrooms with an estimated sales price of $761,567 for incomes ranging from $95,000 to $219,840; two three-bedrooms with an estimated sales price of $869,858 for incomes ranging from $105,000 to $252,480; and ten four-bedrooms with an estimated sales price of $964,374 for incomes ranging from $115,000 to $285,000.
Buyers must occupy the cooperative as their primary residence. Any prospective applicant who currently owns or previously has purchased a residential property is ineligible. Applications must be postmarked or submitted online no later than June 1, 2026.
