The affordable housing lottery has launched for Willow Tree Residences, a 21-story supportive housing building at 225 East 45th Street in Midtown East, Manhattan. Designed by Dattner Architects and developed by Project Renewal, the structure yields 130 residences. Available on NYC Housing Connect are 51 units for residents at 60 percent of the area median income (AMI), ranging in eligible income from $42,275 to $77,760.
Amenities include bike storage lockers, a community room, shared laundry room, elevator, common area Wi-Fi, recreation room, landscaped outdoor terrace, common area, and an on-site resident manager. Residences are equipped with energy-efficient appliances, intercoms, air conditioning, and name-brand kitchen countertops and finishes. A healthcare clinic on the ground floor will serve residents and community members with primary care, behavioral health, dental care, and other healthcare services. Tenants are responsible for electricity, including stove.
At 60 percent of the AMI, there are 51 studios with a monthly rent of $1,122 for incomes ranging from $42,275 to $77,760.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than July 3, 2026.
